In the last 14 years we have built more than 160 villas off plan. In our experience it is a very fulfilling and exciting process for the future owner. A true case of seeing dreams realised! Process
We first gather the requirements in terms of size, number of rooms, pool, garage etc. Our architect will then produce a first draft design for review based upon the requirements and any stylistic input and comments the client might have. To what degree you want to get involved in the design process is up to you. You may want to come over and talk to the architect directly or alternatively we can work via email and telephone. We do however recommend that you come over at least once before construction starts to finalize the design.
The price of the house will depend on the materials you choose, the intricacy of the building work, the terrain and so on. In our experience however the cost of one m2 is usually in the region between €400 and €500. A standard garage (4m x 6m) costs €6000, a swimming pool (5m x 8m) including a separate machine house and machinery costs €12,800. Our house prices include the patio, a drive and a paved area around the pool.
Once the plan has been agreed on and the materials are chosen we quote a fixed price for your villa, so are no nasty surprises!
Payment is due in 4 installments:
1. Beginning of construction: 35%
2. After finishing roof: 30%
3. After installing doors, windows, toilets and bathrooms, kitchen and the floor: 30%
4. After the “finish off” work and key exchange: 5% |
